Pressure Washing Cost · Florida 2026
Most Florida pressure washing jobs land between $200 and $600. Here's what makes the difference.
Pressure washing in Florida costs $200–$600 in 2026. Driveway-only runs $150–$300, house siding $250–$500, pool deck and pavers $200–$400, and soft-wash roof cleaning $400–$800. Coastal homes east of A1A see roughly 20% premium because salt residue requires longer dwell time with cleaner. Most jobs are half-day on site. Pressure washing alone won't remove deep mildew — that needs a chemical soft-wash.
Florida humidity, salt air, summer rain, and afternoon sun create the ideal conditions for algae, mildew, and grime to accumulate on every exterior surface of your home. Pressure washing isn’t just cosmetic — it extends the life of paint, siding, and concrete by removing the organic material that traps moisture and accelerates degradation.
This guide covers what pressure washing actually costs in 2026 in the St. Johns County market, what drives the price, and what to ask before hiring.
2026 pressure washing pricing
| Job | Typical cost | Time on site |
|---|---|---|
| Driveway only | $150 – $300 | 1.5–3 hours |
| Driveway + walkway + entry | $200 – $400 | 2–4 hours |
| House siding (vinyl/Hardie) | $250 – $500 | 3–4 hours |
| Pool deck (concrete) | $200 – $400 | 2–3 hours |
| Pool deck (pavers) | $250 – $500 | 3–5 hours |
| Soft-wash roof (2,000 sqft) | $400 – $800 | 3–5 hours |
| Full exterior bundle | $400 – $650 | 4–6 hours |
| Fence (200 ft) | $200 – $400 | 2–4 hours |
Prices include labor, water (we hook to your spigot), commercial cleaner where appropriate, and post-job rinse-down. They don’t include sealing services (paver sealing, concrete sealing) or repair of pre-existing damage we uncover.
What drives the price
Four real factors:
-
Square footage. The obvious one. A 2-car driveway is faster than a 3-car driveway with a long entry walkway.
-
Surface type. Concrete is fast. Pavers are slower because dirty joint sand has to be flushed without blowing it all out. Shingle roofs need a slow chemical soft-wash. Painted surfaces need careful pressure to avoid stripping paint. The same square footage of pavers costs roughly 25% more to clean than the same square footage of poured concrete.
-
Mildew load. A driveway cleaned 18 months ago and one cleaned 5 years ago take the same time on the wand — but the older one needs cleaner pre-treatment and a second pass. We can usually tell from a photo whether your job is light or heavy.
-
Salt-air location. Coastal homes east of A1A in Ponte Vedra Beach, Vilano Beach, and Crescent Beach see fine salt deposits that bond to surfaces. Removing them requires longer cleaner dwell time. We add a ~20% premium for east-of-A1A locations because the on-site time genuinely runs longer.
Pressure washing vs soft-washing — the most common confusion
The two are often lumped together but they’re different processes:
- Pressure washing = mechanical removal. High-pressure water (2,000–3,500 PSI for residential) blasts dirt off hard surfaces. Right for concrete, brick, vinyl, masonry.
- Soft-washing = chemical removal. Low pressure (under 500 PSI) plus a sodium hypochlorite based cleaner that kills algae, mildew, and lichens at the root. Right for roofs, painted surfaces, screens, painted wood.
A typical “house wash” in Florida is actually 80% soft-wash and 20% pressure rinse — the cleaner does the work, the rinse just removes residue. Anyone high-pressuring your roof or your painted siding is likely doing damage.
Salt air, mildew, and Florida-specific issues
Three Florida-specific things to factor in:
-
Roof algae streaks. Black streaks on asphalt shingle roofs are a specific algae (Gloeocapsa magma) that thrives in humid coastal climates. Pressure washing won’t kill it — it just removes the surface stain. The streaks come back in 6–12 months. Proper soft-wash with the right cleaner kills it at the root for 3–4 years.
-
Lanai and screen room ceilings. Florida lanais accumulate mildew on the ceiling and screen frames more than any other surface. They need soft-wash with cleaner, not pressure. Most lanai cleans run $150–$300 depending on size.
-
Salt residue on east-facing surfaces. Homes east of A1A get fine salt fog daily. It’s invisible until it dulls paint and corrodes hardware. An annual soft-wash on east-facing siding extends paint life by 30–50% based on what we see in repeat customers’ homes.
What to ask before hiring
Five questions:
- Are you using pressure or soft-wash for my roof? (Right answer: soft-wash.)
- What cleaner do you use, and is it safe for my plants and pets? (Reputable pros use diluted sodium hypochlorite for mildew, rinse-and-go formulations near landscaping. They pre-wet your landscaping before any cleaner goes near it.)
- Are you insured if your equipment damages my siding or windows? (Required answer: yes, with a current COI on file.)
- Do you tarp my landscaping? (For chemical cleans, yes. For plain water rinses, not necessary.)
- What’s your re-clean policy if mildew comes back fast? (Most reputable cleaners stand behind a 30-day re-clean for missed spots.)
Our pressure washing approach
We use pressure or soft-wash by surface, never one-size-fits-all. We pre-treat heavy mildew with the right cleaner before any pressure goes on. We tarp landscaping for chemical jobs and pre-wet shrubs around the work zone. Free estimates, no call-out fee, callback in under an hour Mon–Fri.

Questions readers ask about this
How much does pressure washing cost in Florida?
Pressure washing in Florida costs $200–$600 for most residential jobs in 2026. A typical driveway runs $150–$300, house siding $250–$500, pool deck $200–$400, and a full house exterior (siding + driveway + walkways) $400–$650 bundled.
What's the difference between pressure washing and soft-washing?
Pressure washing uses high water pressure to physically blast dirt off hard surfaces (concrete, brick, vinyl siding). Soft-washing uses lower pressure plus a biodegradable cleaner that breaks down algae, mildew, and lichens — used for roofs, painted surfaces, and softer materials that high pressure would damage. We choose the method based on the surface; a competent pro never high-pressures a shingle roof.
How much is roof soft-washing?
Soft-wash roof cleaning in Florida runs $400–$800 for a typical 2,000–2,500 sqft home in 2026. Larger or steeply pitched roofs run higher. The price reflects the cleaner cost (proper bleach-based soft-wash solution), safety setup (harnesses, fall protection), and the longer dwell time required to kill algae and mildew at the root.
How often should I pressure wash my Florida home?
Driveways and walkways: every 12–18 months. House siding: every 18–24 months in inland areas, every 12–15 months east of A1A where salt accumulates faster. Roof soft-wash: every 3–4 years for asphalt shingles, every 4–5 years for tile. Pool decks: as needed when algae or mildew shows.
Will pressure washing damage my paint or siding?
It can. Vinyl siding, brick, and concrete handle high pressure well. Painted wood siding, stucco, and softer surfaces can be damaged by excessive pressure or wrong nozzle choice. We adjust pressure and nozzle by surface — that's the actual skill in this work. A handheld unit from a hardware store in the wrong hands can do real damage.
Do you do paver cleaning and sealing?
Yes. Paver cleaning runs $200–$400. Re-sanding the joints adds $150–$300 depending on driveway size. Sealing adds $400–$800 — sealer extends paver life by 3–5 years and prevents the joint sand from washing out. We do all three as a package if requested.
