St Johns Handyman provides interior and exterior painting across Ponte Vedra Beach, Ponte Vedra, Nocatee, and the rest of St. Johns County. Most single rooms (10×12) with two coats run $250–$700 including patching and trim. We use Sherwin-Williams or Benjamin Moore mid-grade paint and pass through the cost, or you can supply your own. What to expect

How the job actually runs.

  1. Color + scope

    Day before

    We confirm color choice (Sherwin-Williams or Benjamin Moore), sheen, and which surfaces are in scope. Pick up paint on the way to the job.

  2. Prep + protect

    45–90 min

    Move small furniture, cover floors and remaining furniture with drop cloths, mask trim and outlets, fill nail holes, sand glossy spots.

  3. Cut in

    60–90 min

    Cut clean lines along trim, corners, ceilings, and windows with a brush. Most rooms need 90 minutes of careful cutting before the roller comes out.

  4. Roll first coat

    30–60 min

    Roll the walls in two passes for an even first coat. Most single rooms 10×12 take about 45 minutes.

  5. Second coat

    Same day

    Once the first coat is touch-dry (2 hours in Florida humidity), cut in and roll a second coat. Second coat is when the color really settles in.

  6. Pull tape + walkthrough

    20 min

    Pull masking tape while paint is still slightly wet for clean edges. Move furniture back against walls only after 48 hours full cure.

Why we don’t cut corners on prep

Most of what separates a paint job that looks great in year one from a paint job that still looks great in year five is prep. We patch every hole, caulk every gap, prime every bare spot, and sand between coats on trim. Skipping any of that is how you end up with peeling, alligatoring, or visible roller marks six months in.

Exterior painting in Florida — a note

Florida is hard on exterior paint. Salt-air corrosion in Ponte Vedra Beach, UV bleach on south-facing walls in Nocatee, and humid expansion-contraction cycles all shorten paint life. We recommend exterior-grade 100% acrylic with a 10-year warranty on labor and product. Cheaper exterior paint will start chalking inside three years.

  • Labor $180 3 hrs × $60/hr

    We charge a per-job rate when we can. When the scope is open-ended, we charge $60/hour per technician. We always tell you which it is before we start so you can decide.

  • Materials $42 drywall, primer, fasteners

    We pass through our cost on materials at no markup. Receipts on request. Anything we already have on the truck — patch kits, common fasteners — is included in labor at no extra charge.

  • Dump / disposal $25 haul-away of debris

    If the job creates more than a kitchen trash bag of waste, we add a small disposal fee. Smaller jobs are included in labor. For very large jobs (full room demos), a dumpster rental gets quoted separately.

  • Workmanship coverage $10 24-month workmanship coverage

    A small per-job amount that funds our 24-month workmanship coverage. If a covered workmanship issue comes up within 24 months of completion, we'll come back and make it right at no extra labor charge — see our Terms of Service for what's covered and what isn't.

  • Cleanup included drop cloths, vacuum, wipe

    Drop cloths, dust containment, vacuum, wipe — always included in labor, never a separate line. We leave the room cleaner than we found it.

  • Trip / service fee $0 no call-out or trip fee

    We do not charge a call-out fee or trip fee. The drive is on us. For very far jobs outside our standard service area (Hastings, parts of southwest St. Johns County) we may quote a small travel addition — we tell you about it upfront, never in the invoice.

How much to paint a room?

Most single rooms (10×12) with two coats run $300–$500 including patching and trim. Larger rooms or two-tone walls run higher. Ceilings add $100–$200.

Do you supply the paint or do I?

Either way. If we supply, we use Sherwin-Williams or Benjamin Moore mid-grade and pass through the cost. If you supply, we recommend you buy enough for two coats (about 1 gallon per 350 sq ft of wall).

Will you move furniture?

We move small items and cover everything heavier in place. We don't move beds, appliances, or pianos.

How long does paint take to dry?

Most rooms are touch-dry in 2 hours and fully cured in 24. We don't put furniture back against walls for 48 hours.

What about ceilings and trim?

Quoted separately. Ceilings add roughly $100–$200 per room. Trim and baseboards add 15–25% to a typical room price.

Can you match my existing color?

Yes. Bring us a scrape from a hidden spot, or a paint chip — the local paint stores can color-match almost any sample.
