Florida-specific flooring notes
In coastal homes near Ponte Vedra Beach and Jacksonville Beach, hardwood floors expand and contract more than they do inland because of humidity. We see a lot of gapping in winter and cupping in summer. LVP is more forgiving for that reason and is what most homeowners switch to when their hardwood ages out.
When tile starts cracking
If a tile cracks for no obvious reason (no impact damage), it usually means the bed below isn’t holding. Sometimes that’s a single-tile fix; sometimes it’s a sign of bigger subfloor or slab movement. We’ll tell you straight which one it is.

Labor $180 3 hrs × $60/hr
We charge a per-job rate when we can. When the scope is open-ended, we charge $60/hour per technician. We always tell you which it is before we start so you can decide.

Materials $42 drywall, primer, fasteners
We pass through our cost on materials at no markup. Receipts on request. Anything we already have on the truck — patch kits, common fasteners — is included in labor at no extra charge.

Dump / disposal $25 haul-away of debris
If the job creates more than a kitchen trash bag of waste, we add a small disposal fee. Smaller jobs are included in labor. For very large jobs (full room demos), a dumpster rental gets quoted separately.

Workmanship coverage $10 12-month workmanship coverage
A small per-job amount that funds our 12-month workmanship coverage. If a covered workmanship issue comes up within 12 months of completion, we'll come back and make it right at no extra labor charge — see our Terms of Service for what's covered and what isn't.

Cleanup included drop cloths, vacuum, wipe
Drop cloths, dust containment, vacuum, wipe — always included in labor, never a separate line. We leave the room cleaner than we found it.

Trip / service fee $0 no call-out or trip fee
We do not charge a call-out fee or trip fee. The drive is on us. For very far jobs outside our standard service area (Hastings, parts of southwest St. Johns County) we may quote a small travel addition — we tell you about it upfront, never in the invoice.

Flooring repair — questions we get a lot
Can you fix a squeaky floor without pulling it up?
Usually yes — most squeaks we can stop from above using specialty screws that drop below the surface. We pull boards only if the squeak is from a major subfloor issue.
Do you install LVP / luxury vinyl plank?
Yes. Full installs over an existing subfloor, including underlayment, transitions, and quarter-round. Quoted per square foot.
Can you replace just one tile?
If you have a spare tile from the original install, yes — we cut out the damaged one, scrape the bed, set the new tile, regrout. If you don't have a match, we'll help you source the closest available.
What about hardwood refinishing?
Light surface refinishing on small areas, yes. Full sand-and-refinish of a whole house is a specialty trade and we refer that out.
Do you handle subfloor repair?
Yes, accessible subfloor (from above, after pulling flooring) we'll repair or replace. Below-slab issues we don't take.
How long does an LVP install take?
A typical bedroom-sized room is a one-day job. A full living area runs 2–3 days. We give a firm date estimate before starting.
