Quarterly home maintenance for Ponte Vedra Beach homeowners

One visit, every quarter. Caulking, weatherproofing, gutter cleaning, smoke detector check. Catch the small problems before they become big ones.

St Johns Handyman runs a quarterly home-maintenance service across Ponte Vedra Beach, Ponte Vedra, and Nocatee. One scheduled visit every 3 months covers caulking, weatherproofing, gutter cleaning, smoke and CO detector battery checks, exterior light bulb replacement, and a walk-around inspection that catches small problems before they become big ones. Most plans run $250–$500 per visit depending on house size. We do not charge a call-out fee. Call (904) 871-5791.

What we do

Common home maintenance jobs we take

Caulk & weatherproofing

Re-caulk windows, doors, tubs, baseboards. Stops drafts, water, and bugs. The single highest-ROI maintenance task.

Gutter cleaning

Clean leaves and debris, flush downspouts. Critical before hurricane season. Two-story add cost.

Smoke & CO detectors

Test every detector, swap any battery older than 6 months, replace units older than 10 years.

Exterior light bulbs

Swap every exterior light bulb that's out. Bulbs we supply at cost, or you can have them on-site.

AC filter swap

Replace AC filters. Use a quality MERV 8–11 — anything higher restricts airflow on most home systems.

Walk-around inspection

Roof from the ground, siding, exterior trim, paint, irrigation heads, door seals. We photograph and report.

How it works

Three steps, no surprises.

  1. 1

    Call or text

Tell us what's wrong in a sentence — phone or a quick text with a photo.

  2. 2

    On-site estimate

We come out, look at the job, and quote you a firm price. No call-out fee.

  3. 3

Most jobs in this category are completed in a single visit. We clean up before we leave.

Why maintenance saves money

In Florida, the difference between $300 of preventive caulk and $3,000 of water-damage drywall is a few months of neglected window seals. Most large repair bills we see started as a $50 maintenance task that got skipped. Quarterly visits aren’t about creating busywork; they’re about catching the leak before the wall is open.

The checklist we run

Every visit follows the same checklist so nothing falls through. After your visit you get a PDF with photos of anything we noticed, anything we fixed in-visit, and anything we’d recommend scheduling. That report is yours to keep for insurance, resale, or peace of mind.

What's in a quote

Honest line items. No mystery fees.

Here's exactly how we put a quote together for a typical small repair. Tap any row to see what each line covers.

  • Labor $180 3 hrs × $60/hr

We charge a per-job rate when we can. When the scope is open-ended, we charge $60/hour per technician. We always tell you which it is before we start so you can decide.

  • Materials $42 drywall, primer, fasteners

We pass through our cost on materials at no markup. Receipts on request. Anything we already have on the truck — patch kits, common fasteners — is included in labor at no extra charge.

  • Dump / disposal $25 haul-away of debris

If the job creates more than a kitchen trash bag of waste, we add a small disposal fee. Smaller jobs are included in labor. For very large jobs (full room demos), a dumpster rental gets quoted separately.

  • Workmanship coverage $10 12-month workmanship coverage

A small per-job amount that funds our 12-month workmanship coverage. If a covered workmanship issue comes up within 12 months of completion, we'll come back and make it right at no extra labor charge — see our Terms of Service for what's covered and what isn't.

  • Cleanup included drop cloths, vacuum, wipe

Drop cloths, dust containment, vacuum, wipe — always included in labor, never a separate line. We leave the room cleaner than we found it.

  • Trip / service fee $0 no call-out or trip fee

We do not charge a call-out fee or trip fee. The drive is on us. For very far jobs outside our standard service area (Hastings, parts of southwest St. Johns County) we may quote a small travel addition — we tell you about it upfront, never in the invoice.

Total $257

Frequently asked

Home maintenance — questions we get a lot

What does the quarterly visit include?

Caulk and weatherproofing pass, gutter cleaning, smoke/CO detector check and battery swap, AC filter replacement, exterior light bulb replacement, and a photographic walk-around inspection. We send you the photos and a punch list after the visit.

How much does it cost?

Most homes run $250–$500 per quarterly visit depending on size and scope. Two-story homes and homes with extensive landscaping are at the upper end.

Can I just do one visit, or is it a contract?

One-time visits are welcome at the same price. Most homeowners convert to quarterly once they see the value — but there's no contract. You can stop any time.

What about hurricane prep?

Pre-hurricane prep (board-up, securing outdoor items, gutter clear) is quoted separately and scheduled when there's an active advisory. Standard maintenance keeps the home ready year-round.

Do you handle repairs found during the inspection?

Anything small (less than 30 minutes), we'll fix during the visit at no extra labor charge — just parts. Anything bigger, we quote and schedule separately.

Can I add specific items to the checklist?

Yes. Tell us what matters to you and we'll include it. Common adds: irrigation walk-through, garage door tune-up, water heater inspection.
